A market of roughly ninety homes
Morrocroft Estates is not a neighborhood with steady inventory. Approximately ninety custom residences sit behind the gate, and in a typical year only a handful change hands. Buyers who set an alert and wait for a public listing frequently miss the estate they wanted, because the most desirable properties are placed quietly first.
What Morrocroft Estates homes cost
Pricing tracks square footage, lot position, and renovation depth more than anything else. Estates of five to seven thousand square feet on interior lots have generally traded in the low-to-mid $2 millions; larger residences on the community’s premier wooded parcels, particularly those fully renovated in the last decade, have reached and exceeded $5 million. Because volume is so low, a single sale can move the published average considerably — see our market reports for context before drawing conclusions from any one comparable.
What you are actually buying
Homes here were commissioned individually rather than built to a plan book. Expect full masonry or stone exteriors, slate or architectural shingle roofs, formal and informal living wings, chef kitchens with secondary prep space, primary suites on the main level in many plans, finished lower levels, and outdoor living built around pools and loggias. Our architecture guide breaks down the styles you will encounter.
The gate, the HOA, and the covenants
A manned gatehouse staffs the single entrance around the clock. Quarterly dues in the region of $1,500 fund that staffing along with private street maintenance, common-area landscaping, and administration of the covenants that govern exterior alterations, new construction, landscaping, and short-term rental. Buyers planning a renovation should read the CC&Rs before writing an offer, not after.
How showings work
There are no public open houses. Every visit is scheduled with a licensed agent and cleared with the gatehouse in advance, and sellers routinely require proof of funds before a first showing. That friction is deliberate: it is the same privacy that brought most owners here.
How to see what is available now
