1. We are not the homeowners association

This website is an independent editorial guide published by a private party. It is not the Morrocroft Estates Homeowners Association, its board of directors, any architectural review or covenants committee, its professional management company, its original developer, its builders, its gatehouse or security contractor, or any club, athletic facility, or private organization referenced on this site.

We hold no agency, license, franchise, sponsorship, endorsement, partnership, or joint venture with any of those entities. We cannot grant gate access, interpret or enforce covenants, approve architectural submissions, issue resale or estoppel documents, adjust assessments, or accept legal notice for anyone.

For anything official, contact the association or its management company directly. The governing documents they issue — the declaration, bylaws, rules, architectural guidelines, budgets, minutes, and reserve studies — control over every statement on this site, and where the two ever differ, the association's documents govern absolutely.
