Morrocroft Professional Center & Morrocroft Centre

Two of the commercial addresses that carry the Morrocroft name in SouthPark — what each one actually is, and why neither is the gated community.

Two office addresses, one historic name

When the old Morrocroft farmland was master-planned for reuse, the resulting district took the estate’s name across several very different kinds of property. Two of them are offices, and they are routinely confused with one another — and with the gated residential community.

Morrocroft Professional Center

The Morrocroft Professional Center sits on Carnegie Boulevard in ZIP code 28211. It is a professional and medical office building: individual suites occupied by clinical practices, health-system space including Atrium Health, and professional service firms such as commercial real estate brokerages. It is the practitioner-scale office component of the Morrocroft mixed-use plan, not a corporate campus.

Morrocroft Centre

Morrocroft Centre is the larger and more visible of the two — a Class A office campus of multiple buildings totalling in the region of 292,000 square feet, originally developed by Highwoods Properties and later acquired by Preferred Office Properties. It houses corporate and financial tenants and forms part of the office spine of SouthPark alongside the towers at Fairview and Barclay Downs.

How this relates to Morrocroft Estates

Not at all, in any legal sense. Morrocroft Estates is a private, gated community of approximately ninety custom estate homes with a manned twenty-four-hour gatehouse and its own homeowners association. The office buildings are commercial property outside that gate, under separate ownership and management. This site is an independent editorial guide and is not affiliated with any of them.

What they share is ground and lineage. All of it — offices, retail, and the residential enclaves — sits on fragments of the roughly three thousand acres assembled by Governor Cameron Morrison in the 1920s.

Why buyers should care about the distinction

Search portals, tax records, and directory listings blur these names constantly. A property advertised as “Morrocroft” may sit behind the gate, beside the grocery store, or above a lobby with a concierge desk — three entirely different propositions in price, privacy, and ownership structure. Before making an offer, confirm the exact subdivision name and the form of ownership on the recorded documents, not on the listing headline.
